If you are intending to let the Property, you may be affected by regulations under the Energy Act 2011 which will include prohibiting property from being let on a new letting from 1 April 2018 when it has a rating of only F or G and any then existing lettings of such properties cannot be continued beyond 1 April 2020 unless the property is improved to raise the rating above F. In addition, an EPC certificate is valid for 10 years from its date and many properties will need to be reassessed over the next few years, at which time the criteria for each rating may have changed and a property could be given a lower EPC rating so that works might be required before it can be let even if it now has a rating above F.
